A modern house beside a green lake at first light

Seattle · Since 2016

Property, considered.

We are a six-person Seattle brokerage. We list fewer homes than we could, and we inspect every one of them ourselves before it goes on this page.

Start with the kind of house

Twelve collections, each one a real subset of the book rather than a marketing category.

What Verified means

We put a badge on a listing. Here is what it claims.

Most sites show a green tick because a database says so. Ours says one specific thing, and we would rather you knew what that was.

01 — Walked

In person

An Alder & Row agent has been inside the house, on the date shown on the listing, and confirmed the address, the layout and the condition.

02 — Priced

Against closed sales

The price has been checked against every comparable closed sale in the last six months, not against what the owner hopes for.

03 — Photographed

By us

Every photograph is ours, taken in the house, without a wide-angle lens. If the light was bad, we came back.

A note on the ones without a badge. Where a home has not yet been inspected — some landlords' and lenders' properties, for instance — it appears without a Verified mark and says so. We would rather show you twelve homes you can trust than ninety you cannot.

“We had been looking for a year and had stopped believing the photos. These were the first ones that looked like the actual rooms — because the photographer had been in the actual rooms.”
