About
A small brokerage, on purpose.
Alder & Row was founded in 2016 on a simple observation: most Seattle listing photos are taken by someone who was not in the room.
Fewer houses, better ones
We could list more. Most Seattle brokerages run two to four hundred listings across the city; a portal does the marketing and the photography and the agent turns up at the inspection. We do it the other way round. We take twelve to twenty homes at a time, and we do the photography, the measuring, the pricing and the inspection ourselves before anything goes live.
That constraint is the whole business. It is why a page here can say verified and mean something checkable — an agent was inside that house, on that date, and confirmed the address, the layout and the price against comparable closed sales. It is also why our list is short and our median time to contract is twenty-one days.
We are based in Seattle and we work ten neighbourhoods: Queen Anne, Ballard, Capitol Hill, Downtown, West Seattle, Fremont, Magnolia, Georgetown, Madrona and Ravenna. We would rather know a street properly than a city vaguely.
Principles
Four commitments we can be held to
None of these are slogans. Each one costs us listings, and we keep them anyway.
01
Say no
If the photographs will be bad, the price is unachievable or the paperwork is a mess, we decline the listing. We have turned down more houses than we have taken.
02
Price honestly
We will tell you what your house is worth this week, and what it will probably fetch after a price correction and three weeks of patience.
03
Keep the record
Every price change, every offer and every inspection note stays on the page. Buyers should never have to guess what happened last Thursday.
What Verified means. An Alder & Row agent was inside the house on the date shown, confirmed the address and layout, and checked the price against comparable closed sales in the last six months. Homes we have not yet walked appear without the badge and say so.
