Start with the kind of house
Twelve collections, each one a real subset of the book rather than a marketing category.
What Verified means
We put a badge on a listing. Here is what it claims.
Most sites show a green tick because a database says so. Ours says one specific thing, and we would rather you knew what that was.
01 — Walked
In person
An Alder & Row agent has been inside the house, on the date shown on the listing, and confirmed the address, the layout and the condition.
02 — Priced
Against closed sales
The price has been checked against every comparable closed sale in the last six months, not against what the owner hopes for.
03 — Photographed
By us
Every photograph is ours, taken in the house, without a wide-angle lens. If the light was bad, we came back.
A note on the ones without a badge. Where a home has not yet been inspected — some landlords' and lenders' properties, for instance — it appears without a Verified mark and says so. We would rather show you twelve homes you can trust than ninety you cannot.
Where we work
Ten neighbourhoods, properly known
We cover ten parts of the city and go deep in each. Guides written by the agents who live and sell there.
Queen Anne
The part of Seattle where you can see the Olympics from the top of the hill and still walk to the grocery store in ten minutes.

Ballard
A working waterfront that turned into a dining destination without ever quite losing the working part.
Read the guide →
Capitol Hill
Seattle's most walkable neighbourhood, which means it is at its best on foot and on a Tuesday evening.

Downtown
High-floor apartments with a Sound view, a concierge, and a monorail outside the door.
Read the guide →
West Seattle
Beach houses, a working ferry, and forty minutes of nothing much happening, which is the point.
Read the guide →
Fremont
A century of making things, and a Sunday market that would rather you did not film it.
Read the guide →
Magnolia
A wooded bluff above the Sound with one main street, a lighthouse, and a pace that surprises people who have lived in Seattle for years.

Georgetown
Seattle's oldest neighbourhood, still zoned for makers, with the largest lots inside the city line and a straight shot to the airport.

Madrona
A south-end hill with a walkable main street, a park at the top and some of the best light in the city.

Ravenna
A quiet north-side neighbourhood built around a park and a boulevard, where the streets are flat and the trees are older than the houses.

Six people, one phone number
There is no call centre and no junior team handing your file to a senior one. You deal with the person who photographs the house.

“We had been looking for a year and had stopped believing the photos. These were the first ones that looked like the actual rooms — because the photographer had been in the actual rooms.”
Private viewings
Tell us what you are looking for. We will tell you honestly whether we have it.
One agent reads every enquiry, and replies within one business hour with what we actually have — including the homes that are not on the market yet.
